If you enjoy managing your own tenancy agreements, move-in files and the ongoing tenancy admin, but need a hand in listing your property and finding the right tenants, this is the package for you. Includes:
- Expert rental valuation
- Advertisement of property
- Pre-qualification of prospective tenants
- Managed viewings
- Tenant assessment and checks
Price: a one-off Tenant Find Fee of one month’s rent (up to a maximum of £800 inc. VAT)
Upgrade your Silver package with our additional Gold services:
- Set up of tenancy agreement, completion of move-in file and essential paperwork
- Register deposit with DPS (required by law)
- Professional inventory completion including photo evidence
- 6-12 month property inspections with comprehensive reporting
- Invoicing tenants for rent and collecting payment
- Chase and manage arrears to the point of legal action
Price: reduced initial Tenant Find Fee of £540 (£450 + VAT) plus 9.6% monthly rent charge (8% +VAT)
Sit back and relax as we take care of finding your tenants, getting them settled and any maintenance requests or queries that arise throughout their tenancy. In addition to what’s included in the Gold package, we offer:
- On call 24/7 for tenants’ property maintenance requests/emergencies
- Liaising with tenants to resolve any issues that arise
- Liaising with appropriate maintenance contractors where necessary, even your own preferred
- Obtaining two quotes for larger jobs
- Timely arrangement of EPC, electric and gas safety certifications (required by law)

Our most recent project management client was a missionary in Uganda. We assessed the improvements required at her property and encouraged her to invest back into it. We managed the project of improving the property and this resulted in a higher rental price. The house also saw an initial increase in value of £10,000, which later increased by £25,000 when the property was sold.

We hope that everything goes to plan and therefore withdrawal fees are not needed. However, if you instruct us to manage the early termination of a tenancy on your behalf, this incurs a minimum fee of one month’s rent. This cost covers the admin required when a tenant leaves your property and finding your new tenant. Where the tenant has been resident for 6 months or more, written notice to terminate the agreement will be required and a 3 month notice period applies.
We are happy to provide any additional services and support you need. If not listed below these will be priced on an individual basis. Extras (inc. VAT):
- Transfer of management in / create a new file: £180
- Inventory: £120
- Energy Performance Certificate (EPC): £96
- Gas Safety Certificate: £90
- Additional / amendment of documentation: £60
- Duplication of keys: cost + £10
- Additional property visits or errands on your behalf: £60 each
