Landlord Fee Scale

One months rent (subject to maximum £800 inc. VAT)

We will advertise for you, interview and discuss applicants with you then qualify the prospective tenants. Once the checks are done we hand over the information for you to arrange your own move in and management of your own tenancy.

Management Fee: 8% of monthly rent + VAT (9.6% inc VAT)
Plus the reduced tenant find fee (as above) of £450+VAT

We will find the tenant as above and manage the tenancy with the exception of all maintenance issues. The reduction applies because we are giving you the flexibility of doing works yourself or using your known contractors and making all arrangements at your leisure.

Management Fee: 10% of monthly rent + VAT (12% inc VAT)
Plus the reduced tenant find fee (as above) of £450+VAT

  • All the benefits of Gold service with the addition of;
  • On call for tenants’ property maintenance requests/emergencies 24 hours per day, 7 days per week
  • Liaising with appropriate maintenance contractors where necessary, even your own preferred
  • Obtaining two quotes for larger jobs
  • No call outs or quote fees for our regular contractor



Minimum Fee (in case of early termination) in all cases 1 month’s rent, this is applicable where the landlord has instructed us to undertake on their behalf and includes the cost of photographs, listing, work to find the tenant and credit check. Please also see the management agreement section on indemnity against all Agency costs.

Where the tenant is resident for 6 months or more, written notice to terminate the agreement will be required and a 3 month notice period applies.


  • Transfer of management in / create a new file £150 + VAT
  • Inventory £100 + VAT
  • Energy Performance Certificate (EPC) £80
  • Gas Safety Certificate £75
  • Additional / amendment of documentation £50 + VAT
  • PROJECT MANAGEMENT (Obtaining estimates from our trusted contractors, and supervision of major works costing over £500, whether for a re- let or an investment purchase) 10% of total works.
  • Duplication of keys At cost + £10
  • Additional visits to the property / additional errands on behalf of the Landlord £50+VAT

We are happy to provide additional services and support required, if not listed above these will be priced on an individual basis. i.e. Serving notice to end tenancy, key cut, additional call outs to the property.
